Kitchen cabinets are usually the single biggest carpentry cost in a condo renovation, and they are hard to change later. So it pays to choose the right material from the start.

Here is how the three most common options compare, based on what we see across the condo renovations we have done.

Melamine board

Melamine is a board (usually particle board or MDF) covered with a durable decorative surface. Good-quality melamine with an E1 emission rating is what most condo kitchens use today.

  • Pros: affordable, many colours and wood-grain finishes, easy to clean
  • Cons: the board can swell if water sits on exposed edges for long
  • Best for: most condo kitchens and rental units

Aluminium

Aluminium cabinets do not rot or swell, so they handle water very well.

  • Pros: very water-resistant, termite-proof
  • Cons: typically around 30–40% more expensive than melamine, fewer design options
  • Best for: wet kitchens in landed houses, where cabinets get splashed a lot

In a condo, the kitchen is usually small and mostly dry, so aluminium is rarely necessary.

Solid wood

Solid wood looks premium and can last a long time with care.

  • Pros: natural look, can be refinished
  • Cons: the most expensive, and Malaysia's humidity can cause it to warp or attract termites without proper treatment
  • Best for: owners who want a statement kitchen and are willing to maintain it

Countertop: quartz or concrete?

Both are water-resistant. Most condo owners now choose quartz, because concrete tops usually cost around 20–30% more and offer fewer design options. Quartz is also heat- and stain-resistant enough for everyday cooking.

Other things to decide before building

  • Sink size: a standard sink is about 600mm. If you want a bigger one, tell your contractor before the cabinet is built.
  • Hob and hood: give the exact models and sizes so the cut-outs fit.
  • Built-in appliances: oven, fridge or dishwasher spaces must be measured in advance.
  • Drawers vs doors: drawers are easier to use for pots and pans.

Our recommendation for condos

For most condo kitchens, E1 melamine cabinets with a quartz countertop give the best balance of cost, durability and design. Spend the savings on good hinges, drawer runners and a proper backsplash.

Frequently asked questions

Is melamine waterproof?

The surface is water-resistant, but the board inside is not. Wipe up spills and make sure edges around the sink are properly sealed.

How long do melamine cabinets last?

With normal use and proper sealing, many of our clients have used theirs for around 10 years without major issues.

Do kitchen cabinets come with a warranty?

It depends on the contractor. Ask what is covered and for how long before you sign.
