SoHo vs SoFo vs SoVo in Malaysia: Which One Can You Live In?

Walk into a new launch showroom in KL and you will often see the words SoHo, SoFo or SoVo on the brochure. The units look almost identical: compact, stylish, close to the city. But the three labels mean different things for how you can use the unit, how you are protected as a buyer, and what you pay every month.
Here is a plain-English guide to the differences before you sign.
What do SoHo, SoFo and SoVo stand for?
- SoHo: Small Office, Home Office
- SoFo: Small Office, Flexible Office
- SoVo: Small Office, Versatile Office
All three are small units marketed for both living and working. They are usually built on land approved for commercial use, which is the main reason they differ from a normal condominium.
SoHo: the most common, and the closest to a home
SoHo is the most common of the three. It can be used as a home or an office. Because it is meant for residential use, SoHo developments generally fall under the Housing Development Act (HDA), which gives buyers a standard Sale and Purchase Agreement, a fixed payment schedule and protection such as compensation for late delivery.
Good for: young professionals who want to live close to work, and investors targeting long-term tenants.
SoFo: flexible, but outside the HDA
A SoFo can also be used as a home or an office. The key difference is that it usually does not fall under the HDA, so there is no standard S&P. The terms are set by the developer, which means you need to read the agreement carefully, ideally with your own lawyer.
Good for: buyers who want flexibility to run a small business from the unit and are comfortable reviewing a non-standard agreement.
SoVo: built for start-ups and small teams
SoVo units are often marketed with better business infrastructure, such as high-speed internet and telecommunication facilities, and target small companies and start-ups. Like SoFo, SoVo usually does not fall under the HDA and does not come with a standard S&P.
Good for: small businesses that need a professional address, and investors targeting business tenants.
The differences at a glance
Buyer protection
- SoHo: usually under the HDA, standard S&P
- SoFo and SoVo: usually not under the HDA, developer's own S&P
Main use
- SoHo: home or office
- SoFo: home or office, with more flexibility for business
- SoVo: mainly office or business use
Monthly costs
Because these units usually sit on commercial land, electricity and water may be billed at commercial rates, and quit rent and assessment can be higher than for a residential condo. Ask the developer or the management office for the actual rates before you buy.
Financing
Some banks treat commercial-titled units differently from residential properties, which can affect the loan margin and interest rate. First-home incentives may also not apply. Check with your banker early.
Questions to ask before you buy
- What is the land title and the approved use (residential or commercial)?
- Is the development under the HDA? Is the S&P a standard form?
- What rates will I pay for electricity, water, quit rent and assessment?
- What loan margin will the bank give for this unit type?
- Are short-term rentals allowed by the building and the local council?
- Can I register a business at this address?
So which one can you live in?
You can live in all three, but SoHo is usually the safest choice for own stay, because it is closest to a residential property and comes with HDA protection. SoFo and SoVo can work well for business use or investment, as long as you understand the agreement, the monthly costs and the financing before you commit.
Frequently asked questions
Is SoHo a residential or commercial property?
It is usually built on commercial land but meant for residential use, which is why it generally falls under the HDA. Always check the title and approved use of the specific project.
Is a SoHo cheaper than a condo?
The entry price is often lower per unit because the units are smaller, but monthly bills can be higher if utilities are charged at commercial rates. Compare the total monthly cost, not just the price.
Can I rent out a SoHo on Airbnb?
It depends on the building's house rules and the local council's short-term rental guidelines. Ask the management office before you buy if this is your plan.
Do I need a lawyer for a SoFo or SoVo purchase?
It is strongly recommended. Without a standard S&P, the terms can vary a lot between developers.
