How Much Deposit Do You Pay to Rent a Room in KL? (2026 Guide)

You found a room you like, the rent fits your budget, and then the landlord sends the payment breakdown. Suddenly you need almost four times the monthly rent before you even get the keys.
That surprise is one of the most common questions we get from tenants. This guide explains what you normally pay when you rent a room in Kuala Lumpur, what each deposit is for, and how to make sure you get it back when you move out.
The short answer
For a room or a unit in KL, most landlords ask for 2 + ½ months:
- Security deposit: 2 months' rent
- Utilities deposit: half a month's rent
- Access card deposit: usually around RM100 per card
On top of the deposits, you also pay your first month's rent in advance and the tenancy agreement fee. All of it is paid before you move in.
What each deposit is for
Security deposit (2 months)
This protects the owner if the room is damaged, furniture goes missing, or rent is left unpaid. It is not rent, and it is refundable when you return the room in good condition.
Utilities deposit (½ month)
This covers any electricity, water or internet bills that are still outstanding when you move out. Bills often arrive a month after you leave, so the owner holds this until the final bills are settled.
Access card deposit
Most condos control entry with access cards. The deposit is returned when you hand the cards back. Lost cards are usually charged at the management office's replacement price.
What you pay on move-in day: a real example
Here is how the numbers work for a room at RM650 a month, moving in on the 15th:
- First month's rent (advance): RM650
- Security deposit (2 months): RM1,300
- Utilities deposit (½ month): RM325
- Access card deposit (1 card): RM100
- Tenancy agreement fee: RM200
- Total before you move in: RM2,575
Because you moved in mid-month, the next payment is pro-rated: RM650 ÷ 30 × 15 days = RM325. From the following month you pay the normal RM650.
The tenancy agreement fee above is the fee for our Lifyn co-living units. For other units it depends on the rent and the length of the tenancy, so always ask for the exact amount.
Monthly costs after you move in
- Rent due date: usually the 1st of every month. Many landlords allow until the 5th, but check your agreement.
- Utilities: this is where rooms differ the most. Some rents include everything, some split the bills between tenants. In our co-living units, Wi-Fi is free, the owner covers part of the common-area electricity and water, and air-conditioning is charged by a sub-meter in each room.
- Parking: rarely included with a room. Ask before you sign if you drive.
Stamp duty on your tenancy agreement
A tenancy agreement must be stamped to be valid as evidence if there is ever a dispute. From 1 January 2025, the rules changed:
- The old exemption on the first RM2,400 of annual rent was removed, so every tenancy agreement now pays stamp duty.
- Tenancy of 1 year or less: RM1 for every RM250 (or part of RM250) of annual rent.
- Tenancy of more than 1 year and up to 3 years: RM3 for every RM250 of annual rent.
- Each additional copy is stamped at RM10.
- The agreement must be stamped within 30 days of signing. Late stamping carries a penalty.
Example
RM650 × 12 months = RM7,800 a year. RM7,800 ÷ RM250 = 31.2, rounded up to 32.
- 1-year tenancy: 32 × RM1 = RM32
- 2-year tenancy: 32 × RM3 = RM96
Stamping is now done through LHDN's self-assessment stamp duty system on MyTax. Confirm the latest rates there before you pay. We explain more in our earlier guide on stamp duty changes in 2025.
Can I use my deposit as the last month's rent?
Usually, no. The deposit is there to cover damage and unpaid bills found after you move out. If it has already been used for rent, the owner has nothing left to cover those costs. Most agreements, including ours, do not allow it.
How to get your deposit back
The deposit is refunded after a move-out inspection, as long as the room and furniture are in good condition (normal wear is expected). To make that easy:
- Take photos and videos on day one of every wall, the floor, the furniture and anything already damaged. Send them to the landlord so there is a dated record.
- Ask for an inventory list of the furniture and appliances, and check it before signing.
- Keep every receipt for rent, deposits and utility payments.
- Give notice in writing according to your agreement.
- Clean the room and return all access cards and keys before the inspection.
The refund timeline is set by your tenancy agreement, so check that clause before you sign.
What if I need to move out early?
Leaving before the contract ends usually means the deposit is forfeited, because the owner loses rent while the room is empty. Ask your landlord whether a replacement tenant is accepted. In our units, if you find a replacement tenant who meets our criteria, you get the full deposit back. If our team finds the replacement for you, one month's rent is deducted and the balance is refunded.
Is there a legal limit on rental deposits in Malaysia?
Not yet. The proposed Residential Tenancy Act has been discussed for several years, but as of 2026 it is still a draft and not in force. Until it is passed, the deposit amount and refund terms are whatever your tenancy agreement says. That is why reading the agreement matters.
Checklist before you pay
- Do you have a written breakdown of every amount?
- Is it clear which utilities are included and how the rest are split?
- Does the agreement say when and how the deposit is refunded?
- What happens if you leave early?
- Who pays for the stamp duty and when will the agreement be stamped?
- Have you seen the room in person, or on a live video call?
Frequently asked questions
Why do I pay 2 months' deposit for a room?
Two months is the market norm in Klang Valley. It gives the owner enough to cover repairs or unpaid rent if something goes wrong, which is also why the deposit is refundable when nothing does.
Can I pay the deposit in instalments?
Some owners allow it case by case, for example paying part of the security deposit with the following month's rent. Ask after the viewing, once you know you want the room.
Who pays stamp duty, the tenant or the landlord?
It depends on the agreement. In practice the tenant usually pays it, but the agreement should say clearly.
Is the tenancy agreement fee refundable?
No. It pays for preparing and stamping the agreement, so it is a one-time cost.
What is the minimum tenancy period?
Most rooms are rented for 12 months. Shorter terms are sometimes possible, usually at a slightly higher monthly rent.
