Dual Key Units in Malaysia: Pros, Cons and Who Should Buy One

Dual key units have become a popular option in new Klang Valley projects, especially for investors. The idea is simple: one property, two separate living spaces.
Here is how a dual key unit works, what makes it attractive, and what to watch out for.
What is a dual key unit?
A dual key unit combines two living spaces under one title. There is usually a shared entrance foyer with two separate doors. Behind one door is a main unit, and behind the other is a smaller studio, each with its own bathroom and often its own pantry.
Because it is one title, you buy, finance and sell it as one property.
Who usually buys dual key units?
- Owner-occupiers who want rental income: live in the main unit and rent out the studio to help pay the loan
- Investors: rent out both parts separately, often to two different tenants
- Families: keep elderly parents or adult children close, with their own private space
Pros
- Two rental incomes from one property. In our experience managing a dual key unit at MH Platinum 2, renting it by parts can bring in a higher total rent than renting it as one whole unit.
- Flexibility. You can switch between living in it, renting half, or renting all of it as your needs change.
- Privacy. Each side has its own door and bathroom.
Cons
- Smaller spaces. Each part is smaller than a normal unit of the same total size.
- Higher price per square foot in some projects, because of the extra kitchen and bathroom.
- Shared bills. Some dual key units have only one electricity and water meter, so you need a fair way to split bills.
- More management work. Two tenants means two sets of rent collection, maintenance and turnover.
What to check before you buy
- Does each part have its own electricity meter, or will you need a sub-meter?
- Does each part have a pantry or kitchen area?
- How many car parks come with the unit, and can they be split between tenants?
- What is the realistic rent for each part in that area?
- Does the building have house rules about renting out parts of a unit?
Is a dual key unit right for you?
If your main goal is rental income and you are comfortable managing two tenants (or using a property manager), a dual key unit can work very well. If you want a spacious home for a growing family, a regular unit is usually more comfortable.
Frequently asked questions
Is a dual key unit one title or two?
One title. You cannot sell the two parts separately.
Can I get a housing loan for a dual key unit?
Yes. It is financed like a normal residential unit, as one property.
Is it easier to rent out a dual key unit?
The studio part is often easy to rent to single working adults, especially near public transport. The overall result depends on location and pricing.
